You point out that you're going to do something stupid. And not just garden-variety stupid, but stupid on legal, financial and potentially emotional levels. Potentially explosively epic stupid. So a group of concerned individuals that you turned to in the first place point out the many flaws in your grand design, and now they're the assholes?

Hmmm. I guess I'm now having trouble wrapping my brain around how you do anything but thank us for trying to save you from a potentially explosively epic stupid situation. It may all work out, but if it doesn't, this will be 100 times worse than marriage #1.

For my part, despite the fact that I've taken the obligatory digs at you, I honestly think you're taking a completely unnecessary risk, and I just want you to have good advice. And if she is really the one, she'll be fine with you buying the house solo and adding her after you're hitched. But maybe the drama is what it's all about in the first place?

1) You do not have a job in the area you are going to buy the house.
2) The only reason you received approval for a mortgage is because you were hooked up by a friend's dad.
3) I am assuming other banks turned you down because you don't have a job in the area and/or you can't afford the place on your current salary.
4) You offered to buy a house for more than it looks to appraise.
5) You are buying a house as joint tenants in the entirety with someone with which you have no legal relationship.
6) You are not currently engaged.

Are there any other facts I am missing?



C-$'s reply:

1. Correct, but that will be changing within the month. My GF, who is also on the loan, does work in the area.

2. FALSE.

3. I could have received a loan on my salary alone. Her name on the house was my decision.

4. We'll see. It's not uncommon for that to happen. I've talked to many people who have come across the same situation. Hence my earlier post today.

6. Correct.

the bank won't give you the money (unless you're putting down a lot of money). I doubt the bank will want to start underwater.

This will give you some leverage. The sellers will have to come down in price, demand another appraisal, or walk away.

and the sellers took it b/c we were the first offer they had had in 5 months on the market and they had to get into a bigger house. We got the house for 20k under market value, plan on never leaving so that also played into the situation.

Rule #1. Dont buy a house with your GF. This will only lead to problems down the road.

Rule #2. Never fall in love with the house. I know that sounds hard but do not get attached to the house or let your woman get attached. This will lead to you over paying for the house. I have seen it way to many times and I have almost fallen victim myself.

Rule #3. Never pay more than the appraised value. I hope you have some language in the contract that lets you out of the deal if it under apprasies or does not pass inspection. We tried to but 3 house 2 under appraised one had some issues with the inspection. We back out of all 3 houses. After we figured out they didnt appraise we figured the house was over priced for the market and not worth purchasing.

Rule #4. DONT BUY A HOUSE WITH YOUR GF

My buddy built a house with his then girlfriend, only had his name on it, got engaged, lost his job, engagement was called off, moved into house alone, got a new job and new girlfriend, he was laid off new job, new gf moved in to help with payments, fell way behind on the mortgage, house forclosed on, credit wrecked.

Agreed on a price on Friday. Didn't get the sellers to move on the price as much as we would have liked but at the end of the day this is the house we want.

However, we don't think the appraisal will match the sales price, which will put the sellers in a position where they will need to make a decision.

Anyone have experience with this?
